Grade 1. The highest rating, tested to the most demanding cycle and strength requirements. Grade 1 bored locks are specified for commercial openings and for high-traffic multifamily common areas — building entries, mail and package rooms, fitness and amenity spaces, and corridor doors that see continuous daily use.

Grade 2. A mid-tier rating appropriate for residential unit entry doors and for interior unit doors with moderate use. Most Class A and Class B multifamily unit hardware is specified at Grade 2, which balances durability against per-door cost across hundreds of units.

Grade 3. The entry-level residential grade for light-use interior doors — closets and seldom-used rooms. On long-hold assets such as LIHTC properties, specifying Grade 2 in place of Grade 3 on interior doors extends the replacement cycle for a modest per-door premium.

Lever versus knob and the ADA requirement

The single most consequential trim decision is lever versus knob. The ADA Standards for Accessible Design require door hardware to be operable with one hand and without tight grasping, pinching, or twisting of the wrist. A lever meets this — it releases with a push of the hand, forearm, or closed fist. A round knob does not, because it must be gripped and rotated. On accessible units and on accessible common-area doors, lever trim is required throughout, and round knobs are effectively disqualified.

In practice many developers specify lever trim on every door in the building, not just designated accessible units, both to standardize procurement and because active-adult and universal-design projects treat lever operability as a baseline. A related detail that appears in the standard’s return requirements is the lever return: the free end of the lever should return toward the door face rather than projecting straight out, so it does not snag clothing, bags, or the sleeves of a person using a mobility aid. Confirm whether the project intends lever trim throughout or only in accessible units, and confirm the return style on the specified lever.

Function match, handlesets, and finish

A lockset is specified by function — the mechanical behavior of the latch and lock. Passage sets latch but never lock (closets, some corridors). Privacy sets lock from inside with an emergency release (bedrooms, bathrooms). Entry and storeroom functions provide keyed operation for unit entries and secured rooms. The trim must be ordered for the correct function, because a lever ordered for passage cannot be substituted onto a privacy chassis in the field.

Handlesets — a full grip handle on the exterior paired with a lever or knob interior — are specified where a project wants a residential or upscale appearance at prominent entrances: leasing office and clubhouse entries, model-unit doors, and townhome-style unit entries. Handlesets are a design and market-position choice layered on top of the same A156.2 grade and function requirements.

Finish is specified by BHMA finish code so that hardware from different manufacturers matches across the opening. Two of the most common are 626 (satin chrome) and 630 (satin stainless steel); matte black, satin nickel, and brushed gold are frequent architectural selections.
