Exit and panic devices are specified to ANSI/BHMA A156.3, the standard governing exit device grades, types, and cycle testing. It classifies rim, surface vertical rod, concealed vertical rod, and mortise devices, and separates panic hardware from fire exit hardware — the latter cannot include mechanical dogging. Grade 1 is standard for commercial egress doors.

Exit devices are the hardware that lets occupants leave a building quickly under emergency conditions by pushing a bar or touchpad that releases the latch in a single motion. On commercial and mixed-use projects, and on the common-area egress doors of multifamily buildings, they are among the few hardware items whose selection is driven directly by life-safety code rather than by finish preference or budget. Getting the device type, the panic-versus-fire distinction, and the operability requirements right at submittal review prevents a failed inspection and a schedule delay at certificate of occupancy.

Exit device types under ANSI/BHMA A156.3

ANSI/BHMA A156.3 classifies exit devices by how they latch and where the latching mechanism sits on the door. Four types cover nearly all commercial applications.

Rim exit device. The latch mechanism mounts on the surface of the door and engages a strike on the frame. Rim devices are the simplest and most common exit device, appropriate for single doors and for the active leaf of a pair with a mullion. They are economical, easy to service, and widely specified for corridor, stairwell, and exterior egress doors.

Surface vertical rod (SVR). Rods run vertically on the face of the door to top and bottom latch points. SVR devices suit pairs of doors without a mullion, latching each leaf independently into the frame head and the floor. The exposed rods are easier to service than concealed rods but are more visible and more exposed to damage.

Concealed vertical rod (CVR). The same top-and-bottom latching concept with the rods hidden inside the door. CVR devices give a cleaner appearance for architectural openings and better protect the rods from tampering, at a higher cost and with more involved service access. The door must be prepped for CVR at fabrication.

Mortise exit device. The latch is a mortise lock body pocketed into the edge of the door, driven by the push bar. Mortise exit devices offer the most robust latching and accept a wide range of outside trim and lock functions, which makes them common on main entrances and high-security openings.

Panic hardware versus fire exit hardware

Every exit device falls into one of two categories, and the categories are not interchangeable. Panic hardware is listed for egress on doors that are not fire-rated. It may include mechanical dogging — a mechanism that holds the latch retracted so the door operates push-pull during business hours. Fire exit hardware is listed for use on fire-rated door assemblies and, critically, cannot have mechanical dogging, because a fire door must positively latch to resist the passage of fire and smoke. Fire exit hardware carries a fire label from a listing agency such as UL and must be installed in accordance with the door assembly’s listing.

Specifying a panic device with dogging on a fire-rated stair or corridor door is a common and consequential error: it will fail fire door inspection. Confirm the fire rating of each opening against the door schedule, and confirm that fire-rated openings receive fire exit hardware with no dogging (electric latch retraction, which fails safe to the latched position on alarm, is the code-compliant alternative when hold-open behavior is required).

Grade, code trigger, and ADA operability

For commercial egress, Grade 1 exit hardware is the standard specification under the A156.3 cycle and strength testing regime; lower grades are rarely appropriate for the traffic and abuse an egress door sees. The building code — IBC Section 1010 and the referenced fire code — requires panic hardware or fire exit hardware on doors serving certain occupancy classifications and occupant loads. Rather than relying on a remembered occupant number, confirm the specific threshold that applies to the project with the AHJ or code official, because the trigger depends on occupancy type and locally adopted code edition.

On operability, an exit device inherently meets the ADA requirement that hardware operate without tight grasping, pinching, or twisting of the wrist — a horizontal bar releases with a push. The ADA-referenced release force must not exceed 15 lbf. Where a door closer is present on the same opening, verify that the closer’s force and the device’s release force together stay within the applicable opening-force limits.

Coordinating exit devices with the rest of the opening

An exit device never stands alone on the door. It shares the opening with the hinges that carry the leaf, the lockset or mortise lock function expressed through the outside trim, and the door closer that controls the opening force and latching. On lever-trim exit devices, the lever specification for the outside trim must match the accessibility and finish requirements of the rest of the hardware set. Confirm that all four scopes reference the same opening number and the same fire rating so the assembly is inspected and certified as a unit.
